La venta de viviendas y préstamos hipotecarios aumentan en enero, según notarios

The sale of houses increased in January by 11.5% compared to the same month of the previous year, reaching 55,344 units. Additionally, mortgage loans for the purchase of homes increased by 23.8%, totaling 28,127 operations, according to data from the General Council.

The average price per square meter stood at 1,860 euros, representing a 6.1% increase, with the most significant progress in the Canary Islands (+20.7%) and Extremadura (+20.7%).

Depending on the type of property, apartment sales rose by 8.8% to 42,129 units, while single-family homes increased by 20.9% to 13,215 units. Specifically, apartment prices saw an 8.7% increase compared to the previous year, reaching 2,117 euros per square meter, while prices for single-family homes reached 1,410 euros (+3.1%).

The increase in house sales was observed in 16 autonomous communities, with Navarra being the only region to experience a decrease (13.9%). The most significant increases were in La Rioja (+29.1%), Castilla La Mancha (+24.8%), Extremadura (+21.3%), the Basque Country (+21.1%), Castilla y León (+20.2%), Catalonia (+19.4%), and the Balearic Islands (+17.2%).

On the other hand, increases below the average were recorded in Andalusia (+10%), Cantabria (+8.9%), Galicia (+8.7%), the Valencian Community (+8.3%), Aragon (+8%), Asturias (+6.6%), Madrid (+3%), and the Canary Islands (+1.9%).

Furthermore, 14 autonomous communities saw an increase in housing prices, while the remaining three experienced a decrease, with drops in Navarra (-3.8%), Castilla La Mancha (-2.1%), and Galicia (-1%). Notable increases in house prices were observed in the Canary Islands (+20.7%), Extremadura (+20.7%), Murcia (+15.6%), the Valencian Community (+11.8%), and the Balearic Islands (+10.9%).

Significant increases were also noted in La Rioja (+10.5%), Madrid (+9.3%), Cantabria (+8.4%), the Basque Country (+7.2%), Castilla y León (+5.6%), and Catalonia (+4.4%).

Mortgage loans for home purchases increased by 23.8% in Spain, totaling 28,127 operations, with the average loan amount rising by 10.9% to 163,338 euros. 50.8% of home purchases were financed through mortgage loans, with these loans averaging 72.1% of the property price.

Mortgage loans increased in 16 autonomous communities, with Navarra experiencing a decrease (-10.1%). The largest increases were seen in La Rioja (+80.4%), Castilla y León (+37.8%), and Catalonia (+31.4%). Meanwhile, the average loan amount for new mortgage loans varied across regions, with increases in 15 communities and decreases in the remaining two.

Notable increases were observed in Madrid (+18.4%) and La Rioja (+16.7%), while decreases were seen in Asturias (-14.5%) and Navarra (-4.3%).
