The innovative Pilot Incube project, aimed at transforming the building at 1-3-5-7 Valle de Oza Street in the Balsas de Ebro Viejo area, has reached a new stage in its rehabilitation process with the assembly of a complete modular access tower.

The Municipal Council for Urban Planning, Infrastructure, Energy, and Housing in the City of Zaragoza, Víctor Serrano, and the design and innovation partner of Metro7, José Boilach, participated in this milestone.

These towers are being built 100% industrialized in Pinque due to the minimal system developed by Metro7’s R&D Department, under the coordination of the Zaragoza project company. This modular system has already proven its effectiveness with the installation of a five-star hotel in Zaragoza in just five days.

Incube aims to design an industrialized solution for urban interest groups, supporting residents in vulnerable environments and addressing the lack of buildings. It is a European innovation project under the European Climate Horizon Program, the Executive Agency for Infrastructure and Environment.

The developed innovations are being implemented and tested in pilot buildings located in Zaragoza (Spain), Trento (Italy), and Groningen (Netherlands). Partners from these three European cities are currently meeting in Zaragoza to learn firsthand about the Zaragoza project and its progress.

Additionally, a visit to the Balsas de Ebro Viejo neighborhood was included to assess the area’s typology and explore the potential for replicating this project in other buildings in the vicinity.

During their stay in Zaragoza, partners will visit the industrial facilities of Metro7 and Kover S.XXI, where the modular towers and building facades are in the process of rehabilitation.

The meeting also includes a training session on Wednesday, May 14th, at the Official College of Architects in Aragon, where Zaragoza Housing and Metro7 will share tools and methodologies applied to real rehabilitation processes, focusing on learning, exchange, and continuous improvement among professionals.

Incube is currently carrying out the rehabilitation of a building with 40 houses in Balsas de Ebro Viejo as a pilot property to showcase the innovative solutions developed. Víctor Serrano, the municipal councilor for urban planning, emphasized industrial solutions as the ideal formula to address concerns about costs, time, and public welfare.

«Projects like Incub demonstrate the high capabilities and local talent in housing by seeking innovative solutions,» said Serrano. Boilach also highlighted the importance of industrialized construction as an innovative solution to transform the building sector.

Based on the off-site 3D modular construction model, this strategy not only optimizes construction processes but also provides quick, long-lasting, high-quality solutions to current sector challenges, as stated by Metro7 Partner7.

The efforts of Metro7 are materializing in their Pinque production factory, where the manufacturing of fully equipped modules of three sizes is possible for on-site assembly.

This factory not only improves efficiency and delivery time through the application of innovative construction methodologies but also creates quality jobs in the construction sector, promoting specialized employment and contributing to local economic development, according to BoerveCh.

The participation of companies such as Aragosesese Kover, Circe, Zaragoza Housing, and Metro7 in Incube highlights the real and accessible proposal for residents in the rehabilitation of 40 houses in Balsas de Ebro Viejo.

This initiative has already sparked interest in neighboring communities, positioning itself as a replicable model not only in the neighborhood but also in urban regeneration towards efficiency and sustainability.

After a project dissemination process and community selection, the building chosen for Incube development is located at 1-3-5-7 Valle de Oza Street.

The comprehensive rehabilitation aims to improve energy efficiency through enhanced thermal insulation and renewable energy installation, enhance accessibility with a new elevator, and conserve the building by renovating facilities and infrastructure, as summarized by Víctor.

Specific actions include 3D laser scanning, UAV aerial photogrammetry, and BIM methodology to create a digital twin of the building.

Furthermore, an industrialized modular facade with integrated elements is being installed to streamline assembly, reduce work times, and improve safety and health.

A renewable energy production system through solar panels will be implemented, along with a monitoring system for air quality comparison before and after rehabilitation, allowing residents to track air quality, electricity production, and consumption in their homes.

An on-site modular office is being installed to apply lean construction methodology, innovation in rehabilitation processes, and digitalization for efficiency and prolonged work duration.

Additionally, a mobile screen will serve as a showcase for residents to receive daily updates and feedback on services and restrictions.

«To develop Incube, a call for direct concession was launched, with extraordinary character and for reasons of public, social, and economic interest, for the rehabilitation of the four portals with a total of 40 houses located at 1-3-5-7 Valle de Oza Street in the Balsas de Ebro Viejo area,» stated Serrano.

«The financial allocation for this call is 984,345.25 euros, with aid residuals requiring rehabilitation between 2019 and 2020. This means each house can receive up to 24,600 euros.»
