El precio de las nuevas viviendas alcanza récord en diciembre en Galicia, según evaluadores

The average price of new homes reached a historic high in December 2024 in Galicia, at 1,882 euros per square meter, according to a study conducted by the evaluation company.

Specifically, for the Galician community, the evaluation report emphasizes that there has been an interannual increase of 3.6% in the price of new homes in December, reaching 1,882 euros per square meter. The growth was 2.3% on a semi-annual basis, as mentioned.

Depending on the municipalities, the price increase of new homes in the last year was led by Santiago de Compostela (1,880 euros/m2) with 5.4%; followed by A Coruña (2,156 euros/m2) with 4.3% and O Barco de Valdeorras (1,028 euros/m2) with 4%.

A Coruña is the municipality with the highest price within the community (2,156 euros/m2), after recording this interannual increase of 4.3%. In fact, it is the only one exceeding the 2,000 euros per square meter barrier. Following behind are Santiago (1,880 euros/m2) and Vigo (1,795 euros/m2).

In Galicia, there are seven municipalities that reached a historic high in December 2024, according to these figures. They are A Coruña (2,156 euros/m2), Compostela (1,880 euros/m2), Ourense (1,756 euros/m2), Lugo (1,650 euros/m2), Pontevedra (1,509 euros/m2), Ferrol (1,403 euros/m2), and Ames (1,250 euros/m2).

The real estate confidence index, according to this report, records a general interest in all northern communities, mainly emphasized in Asturias (59.3 points out of 100), Navarra (58.5), Galicia (56), Basque Country (54.6), and Cantabria (52.3).

The study also indicates that the effort to acquire an average type of home varies from 7.2 years of full salary in Galicia; 7.1 in the Basque Country; 6.9 in Cantabria, 6.4 in Navarra, and 5.1 in Asturias.

A buyer must make a greater economic effort than recommended to purchase a home in all northern regions, except Asturias, which with 119 points is in balance.
